COVID-19 Inspection Procedures
To our valued Clients, Realtors, and Partners,
We are continuing to provide home inspections while taking all precautions to prevent any potential spread of the virus. We will continue to follow the guidance of the CDC and comply with any State or County restrictions being implemented.

Out of an abundance of caution for the health and safety of all parties involved in the transaction we are seeking your assistance in temporarily implementing the following:
For Clients and Buyer’s Agents:
It is common practice that the Realtor and/or client(s) attend the inspection. Given the current circumstances and, in an effort to comply with recommended social distancing guidelines, we are respectfully requesting that all parties refrain from attending the inspection. We are adhering to the recommendations set forth by the CDC and ask others to do the same.
In lieu of attending the inspection, the inspector will call the client to discuss the findings over the phone as soon as the inspection is completed.
Our Inspectors and office will remain available by phone and email for clients and/or Realtors that have questions or concerns regarding the findings in their reports.
For Listing Agents and Sellers:
It is common practice that the occupants of a home leave the premises during the home inspection and we respectfully ask for this to continue, if possible, for the health and safety of all parties. We are adhering to the recommendations set forth by the CDC and ask others to do the same.
Please notify our office if any of the occupants is feeling ill, traveled abroad recently, is elderly or has compromised immune systems and would not feel comfortable with the inspector in their home.
We appreciate your understanding during this unprecedented situation as we all do our part in taking the necessary precautions to keep our families, friends, clients, and partners safe and healthy.

"EXPERIENCE DOES MATTER"
Once your Home Inspection is finished, the easy to read report with digital photos will be completed on site. If you're not available to be at the inspection, it will be emailed directly to you and your agent. This includes the Foundation, Roof, Structural Components, Mechanical System, Built-in Appliances, and Sprinkler systems. All reports are by Texas Real Estate Commision rules. For buyers and their realtors that come to the property, I will go over the report in detail at the end of the inspection. We want you informed and comfortable with this process.
The termite report, also officially known as a Wood Destroying Insect report is completed along with the home inspection. This is a separate report and a separate licence. TDA 0670741. I have completed around 10,000 reports and over the years less termite activity has been noted. Mostly because of these inspections educating the general public, contractors and material have improved. We charge you a separate fee, because it is often needed separately for insurance coverage. If you hear of other inspection company doing this service for free, they just added it into your overall fee.
A pool can be a dream come true. But it is a very important part of a home inspection. I often find the home to be in great shape and the pool needing multiple repairs. We do a visual inspection of the pool for structural concern, mechanical systems, and safety concerns. If the pool is in poor condition, we will advise you consult a pool contractor so you can get the estimates of repairs needed. We do not fill a winterized pool or clean the pool. This should be completed prior to the inspection.
We offer a Foundation measurement using a ZipLevel. If you are concerned about the Foundation, and who isn't in North Texas. I can measure the slab using a ZipLevel. This can tell you if the slab has any severe movement. Combined with the visual inspection for brick veneer cracks, uneven door and window frames, drywall cracks, and other concerns can direct you to a foundation company or structural engineer for further evaluation.
