Important: The Texas Real Estate Commission (TREC) does not provide a standardized report format for commercial property inspections. This means each inspector is free to determine their own inspection process and reporting style.

That’s why it’s essential to work with an inspector who is not only properly trained and certified, but also fully insured.

I have the training, certifications, and experience to inspect a wide range of commercial properties. I also carry Errors and Omissions coverage and liability insurance up to $1,000,000 for your peace of mind.

Example 1: Retail Strip Center

You may be buying a retail center occupied by businesses such as a dry cleaner, restaurant, and shoe store. Your main concerns might be the condition of the parking lot and building structure. In this case, we evaluate:

  • Foundation
  • Roof
  • Structural Systems
  • Mechanical, Plumbing, and Electrical Systems (that you own)

Note: Tenant-owned equipment is not included, as you are not responsible for it.

We typically deliver the full report within 1–2 business days.

Example 2: Office Building (Owner-Occupied)

If you’re purchasing an office building you plan to occupy and manage, we’ll follow a comprehensive inspection outline and provide a detailed report covering:

  • Structural Components
  • Mechanical Systems
  • Plumbing and Electrical Systems
  • Repair recommendations and priority list
